Condo conversions typically include everything from repairing, upgrading or replacement of:

  • roofs
  • windows
  • front and back entry doors
  • front entrance security cameras and intercom systems
  • mailboxes
  • exterior upgrades, such a power washing, painting, and the overall updating of the façade
  • balcony and/or patio railings
  • parking lots
  • landscaping
  • mechanical systems such as hot water tank and boiler.
  • common areas: flooring, interior doors, baseboards, casing, light fixtures and painting.

Each individual condo unit undergoes a complete renovation, which includes:

  • a new kitchen and bathroom
  • new appliances and fixtures
  • all finishing: flooring, light fixtures, interior doors, baseboards, casings and painting

A 16 Unit Condominium Conversion located in the Sunalta area, just west of Downtown Calgary.

Sunalta was annexed to the city of Calgary in 1907 at the initiation of the Canadian Pacific Railway. From 1909 to 1912, the original single family residential community was built. During the 1950s, re-development pressures caused re-zoning and during the following two decades, a significant number of four storey walk-up apartments were developed. The current planning goals for this community include preserving and rehabilitating the development of higher density housing in selected areas.

Diamond Shore Villas Condos

MOST Development (Canada) Ltd. designed this entire project from its inception. Activities included project financing, the subdivision of individual condominium units, sales and marketing plan, and partnering with Gold Key Realty for the final sale to the public.

Diamond Shore Villas is a gem of maintenance free living in a “40 plus” adult community. The project consists of 32 bungalow homes overlooking Strathmore Lake, half of which include walk-out villas to the lake. These high quality, affordable homes reflect the best of three open floor plans ranging from 1241 to 1538 square feet. Some of the many features include vaulted ceilings, great room, gas fireplace, and grand master bedroom with walk-in closet and ensuite.

There are a full range of community amenities only minutes away, including a brand new aquatic center, golf courses, shopping, and the convenience of Strathmore’s own hospital.

Willow Ridge “Country Size Living”

This project was done in partnership with Pure Country Development. During the first phase, raw lands were purchased and roads were built to prepare for the sale to individual owners, builders or other developers. This resulted in a multi-phase single/high density residential development consisting of 390 lots. The project was successfully sold as a package to another developer who will complete the final four phases.

Only 10 minutes on Highway 22X west from Shawnessy in southwest Calgary, this 4 acre parcel is located atop a hill in the foothills overlooking the majestic Rocky Mountains.

Design built 6600 square foot “architectural structure” with sharp high peaks and vaulted ceilings. A sunny 500 square foot west facing deck provides magnificent views from both upper and lower walkout areas. The interior is completely open with the help of custom ceiling beam supports that span the entire width of the house. Two huge skylights flood sunlight into all areas of the house. Even on the dullest day, the house is bright and airy.

Custom maple cabinetry throughout the house is a warm nutmeg color. Five inch oak plank hardwood floors provide a nice base and balance the openness. Two stone gas fireplaces (upper and lower) add a touch of the outdoors, while the exterior of the house boasts black rundle stone to complement the strong architectural look to the home.

Other interior finishes include:

  • imported slate/quartz front and back entry flooring with a custom designed pattern ultimately making it a work of art
  • granite countertops and high end stainless steel appliances finish off the large island kitchen that also includes a side kitchen with additional sink and a second dishwasher

The master bedroom and ensuite bath creates a spa atmosphere with a double see-thru gas fireplace, oversized whirlpool bath, steam shower with seating, double sinks, and limestone tiles on the floor. The walk-thru closet is a room of its own, complete with washer and dryer for convenience.

Following a curved black decorative metal and wood staircase downstairs, the lower level includes a games area, wet bar (complete with full-size fridge), wine cooler, dishwasher and a media room with sound system. A walk-out outdoor patio includes beautiful landscaping and a soothing hot tub area.

The mechanical system includes hydronic heating in the basement floor and high velocity heat for the remainder of the house. Ample parking is available in the triple car garage. A fourth mini-garage can be used to store a riding lawn mower or quad.

Originally rolling farmland only minutes on Highway 22X west from Shawnessy in southwest Calgary, this lovely area was subdivided into 4 acre parcels.

Nestled on 4.55 acres, MOST Development design-built this gorgeous 3544 square foot custom 4 bedroom walk-out bungalow. This house has nine foot high ceilings on the main and lower floors, and beautiful twelve foot high coffered ceilings in the great room. A 450 square foot south facing deck runs along the entire back of the house which also covers the walk-out patio.
