COMMERCIAL CONSTRUCTIONDiamond Shore Villas Condos The largest project undertaking of MOST Construction to date was the Diamond Shore Villas, a 32 unit duplex development from dirt to completion, located in Strathmore Albert, a bedroom community of Calgary. The project consists of 16 oversized duplexes with walkout basements located on a small lake in town. MOST Construction took the client through the development approval process, planning, designing, and marketing. Unlike traditional construction firms, MOST prides itself on assisting its clients who may or may not have prior experience. The owners are very pleased with MOST’s recommendation to build 6 speculative homes to establish credibility for the developer. This was an excellent sales tool, and more importantly, the owner benefited financially because of the drastic rise in costs and labor shortage in Alberta. COUNTRY RESIDENTIALSunPeaks Mountain View Acreage Home Only 10 minutes on Highway 22X west from Shawnessy in southwest Calgary, this Custom Design Home on a 4 acre parcel is located atop a hill in the foothills. Totaling 6600 sq.ft., this home is one of a kind which required very specialized engineering & construction with a self supported sharp high peaks with skylights at the peak, and walkout basement. This signature home shows MOST’s commitment to only the best materials, design and finishing in its work. Hawkford II Acreage Home Originally rolling farmland only minutes on Highway 22X west from Shawnessy in southwest Calgary, this 3544 sq.ft. home with a large south facing deck was completed on time and within budget despite significant challenges including the flood and poor weather. COMMERCIAL/RESIDENTIAL RENOVATIONHarrington House Condos MOST’s client was very satisfied with the level of professionalism and advice which allowed the owner to pre-sell their 16 unit condominium conversion located in the Sunalta area prior to receiving condominium approval. Located just west of downtown Calgary in a prime location, the owners had to provide presales for their financial institution. MOST was able to provide a fixed price on the major repairs required for approval enabling the owners to be confident in their proforma. With this knowledge in hand they began marketing the project and sold it out within 1 month based on MOST Constructions growing market acceptance and following. Serenity Condos A 20 unit condominium conversion, in the heart of the very trendy Lower Mount Royal area, proved to be a highlight of the renovation business to date. As with the previous projects the building received a fresh new look; including
installation of new balconies, railings, copper awning, and new stucco. Basement received new spacious decks, new paint in all units, updated kitchens and the parking lot was paved and each stall rewired for the new owners. The modern look designed
by our team was received well by our customers resulting in both a quicker & easier sale for our customer. Mission Park Condo Unlike the Aurora, this 19 Unit Condominium Conversion in the Mission area of Calgary, this project was located in a high traffic area & high density area. The level of demolition was less however the work was far more technical. After the demolition of the old wooden balcony railings and exterior finishing, we updated to a modern aluminum siding with glass railings around the patio, refreshed the exterior brick by power washing using environmental friendly detergent, added two light posts and creating flour beds around main entrance. The interior was also modernized with a new vestibule, addition of a state of the art intercom & surveillance system (including camera), new doors, carpet, kitchens and light fixtures. We also offered custom upgrades in accordance with the customer’s requests. Aurora Condos The first project of MOST Construction which involved assistance with the acquisition and conversion of an existing 16 Unit Rental building in remodeled Condominiums for sale. Throughout construction and renovation the skilled workers were able to overcome all unforeseen issues typical of a renovation project of this scale on time and within budget. The project was very successful by all accounts. This project involved the complete renovation of the building including demolishing all interior walls. All suites were rewired according with modern codes, plumbing, water heater, windows, balcony retrofit and sliding doors. We built a vestibule with modern intercom system and installed a new fire alarm. Each unit was equipped with a modern kitchen, new appliances, hardwood flooring, modern bathroom, interior doors and new closets. The common area was remodeled and renewed, and the overall appearance of the Building was dramatically improved – new balcony railings, trims around windows and new canopy gave it modern and fresh look. |
